ACC Submission Guidelines - New Home Build

Welcome to the Neighborhood! 

​

We are so happy that you have decided to build your home in Country Forest West. Before you begin your build, there are a few things you should know. 

​

​​

If you'd like, you can begin clearing your property, but we ask that any dirt work be held until your plans are approved by our Architectural Control Committee. If you have any questions, never hesitate to reach out by emailing us at countryforestwestacc@gmail.com

You will need to submit several items to our ACC. This can be done in person to one of our committee members or via email.

1 / Architectural Prints

​

Please provide a complete set of prints to the ACC. This can be submitted in person or via email as a PDF.  A complete set will include a foundation plan, floor plan, exterior views, roof plan and electric plan.

​

2/ Materials List

​

Additional structures should be in harmony with the existing structures on the property.

​

  • Provide a list of materials to be used in your project. 

  • Provide paint or material color

​

3/ Permit

​

Please provide your building and septic permit from Montgomery County.  The septic permit is typically pulled by the septic company that you contract with.

​

4/ Plat Map

​

This is typically a copy of your property survey that has a to scale drawing of your home. It should include setback measurements from all 4 property lines. 

​

This should also include any additional concrete that will be poured (driveways, patios, pools, etc.) and any additional structures that will be erected on the property (fences, out buildings, sheds, etc.  Please note, all additional structures must be on a concrete pad.

Please note, upon submission of your project, your account will be reviewed for any outstanding balances. If your account is carrying a balance, you will be asked to pay the balance before your project can be approved.

Property Improvements

ACC Submission Guidelines - Property Improvements

1/ Plat Map

​

This is typically a copy of your property survey that has a to scale drawing of your home. It should include setback measurements from all 4 property lines. 

 

Any new structures that are to be erected on the property should be drawn to scale on the map and set back appropriately from all property lines.  The ACC will provide any required or suggested changes after you have submitted.

 

Requirements:
 

  • New structures such as outbuildings, sheds, etc must be placed on a concrete pad

Common suggestions are:
 

  • Set fences 6" inside your property line.

  • You can fence the easement - however  - if you do, you should add 10' gates on either side to allow for electric service access. It is important to note, in the event of a fenced easement with no gates service providers can (and will) take down the fence at the expense of the homeowner. The service company that removes the fence is in no way responsible for any damages.

  • Pools should not be near septic lines, and any septic changes must be approved by Montgomery County.
